Why everyone seems to be moving here
The short answer is jobs, trails, and a downtown that punches well above its size. Walmart's new Home Office campus started opening in early 2025 and is built for around 15,000 associates on 350 acres a few minutes from downtown, with its own trail network and food hall. Tyson Foods is headquartered in Springdale and J.B. Hunt in Lowell, both a short drive south, and the supplier community that follows Walmart means there's a steady stream of people arriving on a corporate move or a project assignment and deciding to stay.
Add Crystal Bridges Museum of American Art (free admission, still expanding), a new medical school that welcomed its first class in 2025, and a trail system that has earned Bentonville the "mountain biking capital of the world" tagline, and you get a town that people visit once and start pricing.
The housing market is not what it was
Bentonville proper is the expensive part of Northwest Arkansas now. A typical newer family home inside the city runs well into the $500,000s according to local 2026 market guides, and the closer you get to downtown and the trails, the higher it climbs. Rogers, Bella Vista, Centerton, and Pea Ridge are where a lot of people land when they want the area without the Bentonville premium, and each has its own personality: Bella Vista has the Back 40 and Little Sugar trail systems, Rogers has its own downtown revival, Centerton is newer construction and young families. The trails are a lifestyle, not an amenity
If you've read our Trails page you already know the pitch, but it matters for relocation in a way it doesn't for a vacation. Slaughter Pen runs through the middle of town (Tristan's Trail connects into it right behind our house), the OZ Trails network reaches hundreds of miles across the region, and the Razorback Greenway is a real commuter route, not just a Sunday path. People here ride to coffee, to school drop-off, and to work. If that sounds like your life, you'll fit in fast. If it doesn't, you'll still like it here, but you'll be in the minority at the neighborhood cookout.
What the honest locals will tell you
- Growth is fast and it shows. I-49 through Rogers and Springdale backs up at rush hour, and construction is everywhere. It's still a 20-minute town most of the time, just not at 5 PM.
- Summers are hot and humid, winters are short and occasionally icy. Spring and fall are why people stay.
- The airport is closer than you'd think. Northwest Arkansas National (XNA) in Highfill is about 20 to 25 minutes from Bentonville with nonstops to a lot of major hubs, which matters if your job still involves a plane.

How to house-hunt from here
A hotel is a rough place to run a two-week house hunt.
